Block 350 Redevelopment

This mixed-use development project spans 270,000 ft 2 and covers an entire city block in the heart of Vancouver.

The Block 350 Redevelopment project represents one of the first private/public partnership developments in Vancouver. Located downtown, this project specified the development of a full-block located between Granville and West Broadway. The Vancouver School Board contracted private developer Bentall to completely redevelop the area, including office, retail, and residential space.

Cobalt provided mechanical engineering services for the design of this $45M P3 project. This project included the design of a nine-storey commercial office building, a headquarters building for the Vancouver School Board (VSB), and a residential tower, the Triton on 10th. Spanning 100,000 ft 2, the VSB portion included four-stories with the ground floor dedicated to retail space atop a three-storey underground parkade.

The remaining 160,000 ft 2 was designed as leasable commercial / retail space for Bentall Properties Ltd. The commercial space consisted of a nine-storey Class A office tower with the two bottom floors designated for commercial retail space. This project integrated street-front retail, residential and commercial needs, and a public park.

The VSB building design is based on openness and accessibility. The residential tower was designed as a 13-storey condominium complex with approximately 8 units on each floor. This $45M project carefully balanced social, economic, and environmental factors to meet the diverse needs of all parties located within a single residential block.
