Building 12, Discovery Park
Building 12 will have a dramatic positive impact on its tenants by offering a healthy work environment combined with energy efficiency.
The Discovery Green project represents a commitment by Discovery Parks Trust to the well being of its tenants and their employees. Recognizing that a healthy indoor environment is critical for future office spaces, the design of this project focused on improved occupancy comfort levels. The main goals for the development of this 150,000 ft 2 , 5-storey building focused on increasing productivity, performance and social responsibility.
Cobalt provided mechanical and electrical engineering design services, as well as LEED consulting services to guide this project toward achieving its sustainable goals. Design targets were set to meet LEED Gold as a minimum under the Core and Shell program. This unique rating system was created for newly constructed tenant spaces and enables tenants to pursue LEED-Commercial Interior Certification with ease.
Innovative design is evident by the use of VRF (variable refrigerant flow) technology. This system offers simultaneous heating and cooling, exact temperature control, and total heat recovery. Combined with natural lighting strategies, an Encelium lighting control system offers better lighting quality and remarkable efficiency. Overall, energy saving measures contributed to an estimated 40% reduction in energy consumption below baseline standards.
Water conservation was achieved through extensive stormwater management and recycling, bioswale filtration, and low flow plumbing fixtures. Harvested rainwater alone will contribute over 300,000 L per year, thereby reducing water usage for waste conveyance by 90%. To further promote sustainability, an interactive kiosk demonstrates building systems and sustainability features for tenants and visitors. Discovery Green meets the needs of its tenants by creating a healthy workplace while minimizing its impact on the environment.
